What is your application process?
We require an application and a $40 application fee from each person over the age of 18 who will be living in the home. This fee is non-refundable as it helps cover the cost to process the credit and nationwide eviction search that is completed on each applicant.In addition, to the application and application fee we need the following before the application can be processed:
- Proof of income (paycheck stubs or tax returns)
- One form of photo ID for each applicant
- A Rental Reservation Deposit equal to one month’s rent to hold the home you’re interested in.
The Rental Reservation Deposit is refundable if you are not approved. Upon approval the Rental Reservation Deposit becomes non-refundable. This deposit can be paid with the application or within 24 hours of approval.
Proof of income may be submitted by email to leasing@visionwestgeorgia.com, by fax 770-836-0204, or brought by our office located at 402 Adamson Square Carrollton, GA 30117 along with the Rental Reservation Deposit.
DEPOSIT AND FIRST MONTH'S RENT PAYMENT MUST BE IN THE FORM OF A MONEY ORDER OR CASHIERS CHECK. CASH WILL NOT BE ACCEPTED.

How long does the process take?
Typically 2-3 working business days. If it takes longer for us to receive information from you or reach your references, the process may be delayed. -
What are the rental qualifications to rent with Vision Realty & Management?
Credit Criteria: Vision Realty & Management, LLC will obtain a credit report. Credit history must show that the resident has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Residency may be denied due to poor credit history.Income Criteria: Monthly income must be a minimum of three times (3x) the monthly rent charged on the home. Only verifiable income will be considered. Income may be combined applicants, but other household financial obligations will be considered.
Rental Criteria: At least 2 years of rental history or home ownership is preferred. We must be able to verify your rental history; please provide accurate contact information for your current and past landlord. Please make sure you have already given notice to vacate, as most landlords will not provide rental history until the resident has presented their notice to vacate. If the applicant has ever been evicted and/or sued for any lease violation, the application will be denied.
