As an owner you will have 24/7 access to your owner portal. You will also receive monthly statements, direct deposit, year-end cash flow statements, and 1099 reporting.
All of our accounting is done through our property management software, Propertyware. As an owner, you will have 24/7 cloud-based access to your owner portal and can check the status of your account at any time. You can view detailed reports of all transactions that have taken place on each property. Details of all expenses can be found in your owner portal as well. If there are additional items that you would like to see, but that aren’t visible, just make us aware, and they can be published to your account.
All documents can be made available to you through your owner portal, including invoices, leases, and inspection reports. A W-9 will be filled out by the owner when management agreement is accepted. Form 1099 is issued for tax purposes.
When disbursements are made to owners each month, an “Owner Statement Property Summary” is also made available. These statements show the activity on your account for the stated date range, as well as year-to-date totals. We have worked to make statements clean and easy-to-read. We are also available, and happy, to help owners in understanding their statement. In addition to speaking with you, we have also created a tutorial video that will walk you through a statement.
